H.R. Gray was retained by The Ohio State University Facilities, Operations and Development Department to provide conceptual cost estimates for projects being considered in the University’s 2009-2010 Basic Renovation Package. The Basic Renovation Estimating Package consisted of nine programmatic estimates ranging from $200,000 to $8,000,000, and 50 conceptual estimates all varying in complexity, the highest in cost being in excess of $5,000,000. H.R. Gray staff tours each of the potential project sites and provides the Architects Office with conceptual estimates for each of the projects entire costs, including construction hard costs, general conditions, construction access factors, OH&P and insurance costs. In addition, soft costs, such as all professional fees and reimbursable, equipment and FF&E costs, hazardous material abatement costs, relocation costs, design contingencies and owners’ contingencies are included in the estimates. Utilizing the knowledge and experience with local construction market prices, and in bidding building systems and components, H.R. Gray provided the University with a series of costs on each project. The information generated by H.R. Gray is utilized by the University’s Designers to plan and prioritize the projects.
