2006-2007 Basic Renovation Package

H.R. Gray provided conceptual cost estimates for projects being considered in the University's 2006-2007 Basic Renovation Package by The Ohio State University Architect's office. The Basic Renovation Package consists of 5 to 15 projects typically under $1.5-million. The information generated by H.R. Gray was utilized by the University's Architect to plan and prioritize the projects.

One major challenge on this project was compiling cost estimates based on conceptual plans. Conceptual planning is a special technique based on the study of historical project cost factors and is focused on retrospective studies of completed buildings or comparative modeling of hypothetical buildings rather than on prospective conceptual cost estimating on an actual project. In response to this challenge, H.R. Gray staff toured each of the potential project sites and provided the Architects Office with conceptual cost estimates for each project including construction and materials, general conditions, construction access factors, overhead, profit and insurance. H.R. also Gray included soft costs, such as all professional fees, reimbursable equipment, furniture, fixtures, equipment, hazardous material abatement, relocation costs, design contingencies and owners' contingencies. Upon completion, the total estimate for renovations was $30-million. These estimates are used for project feasibility studies and budgeting purposes for The Ohio State University.
